Fortune Township is a residential development on the outskirts of Kolkata, planned in four phases with clusters of buildings arranged around landscaped greens and water bodies that serve as both scenic and functional features. The residential zones were developed in stages, while the commercial block was built at the front in the final phase. Apartments overlook either the water bodies or the dense green landscape, with many ground-floor units featuring private lawns and some buildings offering inverted duplex units.
Artificial ponds across the site collect and reuse rainwater, maintaining a pleasant microclimate. Buildings are oriented to minimize heat gain and spaced adequately for natural airflow, ensuring thermal comfort and energy efficiency. The façades, finished in subtle grey tones resembling stone cladding, lend the township a simple yet refined character.
